On the State of Property Loss Appraisals
Are you a Public Adjuster, Insurance Adjuster, or Contractor who has a claim with a loss dispute that is ripe for appraisal, but you’re frankly fed up with how many Insurance Appraisers drag their feet, cause delays in the appraisal process, and in many cases, simply cannot answer “yes” or “no” if they’re willing to accept an appraisal in a timely fashion?
Are you tired of these same appraisers who brag that they’re “so busy,” “slammed,” and “swamped,” and refuse to communicate during the appraisal process?
Too many Insurance Appraisers have an infinite numbers of excuses as to why it takes them so long to render an award in the appraisal process.
There’s always a delay, or they’re waiting on something from the other side.
During this, the policyholder is left to languish with no end in sight because there aren’t any statutory time-limits on the appraisal process.
Appraisers can take as long as they want.
And the policyholders deserve better.

The insurance claims process can be boiled town into two components of value (1) Time and (2) Money. As a policyholder , you are at a disadvantage for each.
In the insurance claims process, the insurance company hires an adjuster to represent their financial interests in the claims process to minimize claim payouts for the policyholders. Simultaneously, they’ve designed the claims process to be time-sensitive, which further works against the policyholder.
Policyholders are subject to statutes of limitations, typically have time-limited policies, especially regarding time-element coverages such as Additional Living Expenses and Loss of Income, and above all, they want to return to their homes/businesses as quickly as possible.
The insurance company generally has much less of a concern regarding time than their policyholder. In fact, the insurance company will often strategically delay the claims process as it works to their financial benefit and puts more pressure on their policyholders to settle for suboptimal amounts.
Therefore, when a dispute regarding the value of a loss occurs, which naturally happens quite often, the insurance company will intentionally draw the claim out for a long as possible, which works to their benefit, as mentioned above. Insurance companies will stop responding in a time fashion, move claims between adjusters, which adds weeks or months to claim processing, and utilize phalanexes of vendors or other professionals which adds further delays and a general state of limbo.
Now, few policyholders are aware, but there exists a little-known short cut to end their malaise.
It’s call the Appraisal Clause.
It’s language in the insurance policy contract that states if the policyholder disagrees with the value of the loss, they make invoke appraisal, which takes the valuation of the loss out of the carrier’s court, and places it in the hands of an independent appraisal panel.

For many policyholders, this is the only way that they’ll get paid fairly for their loss.
The carrier has estimating software requirements, rigorous estimating guidelines, pricing guidelines, and other internal policies designed to reduce claim payouts.
Appraisal is not beholden to any of these requirements.
After being involved with over $500M in claims across the United States and Canada, we’ve observed many appraisers for policyholders happen to be Solo-Practicioners who may be very knowledgable, but can actually cause delays in the Appraisal Process.
We are unique in that we have developed a process, the Appraisal Accelerator, that expedites the Appraisal Process, helps policyholders achieve Better Outcomes, and have a better experience overall.
